Northeast Bronx Retaining Walls for One- to Three-Family Homes

Detached and semi-detached houses on streets that fall toward the Bronx River and the Hutchinson River, with driveway and side-yard walls between neighbors.

NYC Retaining Walls is a licensed and insured retaining wall contractor that builds, repairs and replaces retaining walls in the Northeast Bronx: Wakefield, Williamsbridge, Eastchester, Edenwald, Baychester, Woodlawn and Norwood. Here the wall problems belong mostly to homeowners. ZIP 10469 (Williamsbridge and Baychester) ranks #17 citywide, and 71% of its permitted wall jobs were on one- to three-family homes; across 10467, 10466 and 10469, the data shows 145 properties with an inspector-confirmed wall problem since 2015 but only 64 Local Law 37–cited lots, a sign that most walls here sit below the 10-foot line (NYC Open Data).

Common retaining wall problems in the Northeast Bronx.

  • The driveway wall is cracking

Driveways that drop from the street put car weight behind the wall. That surcharge means a permit and engineered plans at any height (1 RCNY §101-14).

  • The wall sits on the property line

Side-yard walls between semi-detached houses are often shared. On a common lot line the cost splits half each (Admin Code §28-305.1.1).

  • The block wall is tipping

Older CMU and block walls built without geogrid or a drainage zone start to lean as the backfill stays wet.

  • DOB came out on a complaint

A neighbor's 311 call can bring an inspector and a violation. Violation repairs need the right permit and paperwork to close.

Northeast Bronx walls are between neighbors.

The Northeast Bronx is the borough's house country. Streets of detached and semi-detached one- to three-family homes run across land that falls west toward the Bronx River and east toward the Hutchinson River, so driveways drop from the street, side yards step down between houses, and back yards are held up by walls of block, poured concrete or stone. The neighborhood data reflects it: Eastchester–Edenwald–Baychester ranks #10 of 262 citywide and Wakefield–Woodlawn #12, with 57% and 46% of permitted wall jobs on one- to three-family homes, while Norwood ZIP 10467, with more apartment buildings, ranks #8 on a mix of both (NYC Open Data). Distress outweighs compliance here. These walls rarely reach the 10-foot Local Law 37 line, but they show up in DOB complaints and violations, often after a neighbor calls 311.

Two rules decide most Northeast Bronx jobs. The permit line: a wall 4 feet or taller from the top of the footing, or any wall carrying a driveway, a building or sloped backfill, needs a DOB permit with plans by a PE or RA (1 RCNY §101-14). And the lot line: a wall on the common line is both owners' responsibility, half each; a wall entirely on one lot is that owner's, and the neighbor must allow access; and an owner who changed the grade builds and maintains the wall at their own cost (Admin Code §28-305.1–305.2). We confirm both before pricing, and on shared walls we can write the price so each owner's half is clear. See our shared retaining walls service and the Bronx borough page for more.

Northeast Bronx retaining wall questions.

How much does a retaining wall cost in the Northeast Bronx?

No neighborhood-specific price is published, so we use NYC working bands: national cost guides times the RSMeans NYC index of 129.1, rounded. A segmental block wall runs about $20 to $45 per square foot of face, poured concrete about $26 to $65, and a minor repair about $325 to $1,600. Angi's New York City figure is $35 to $90 per linear foot. Engineering, needed at 4 feet and up, is about $450 to $970.

Do I need a permit to replace the wall along my Bronx driveway?

Almost always. The no-permit exemption in 1 RCNY §101-14 covers only walls under 4 feet, measured from the top of the footing, that carry no surcharge. A driveway above or beside the wall is a surcharge, so the replacement needs a DOB permit with plans by a PE or RA. We coordinate the engineer and the filing and build to the stamped plans.

My neighbor's wall is leaning into my yard. Who has to fix it?

It depends on where the wall sits and who changed the grade. A wall entirely on the neighbor's lot is their responsibility; one on the common lot line is shared half each (Admin Code §28-305.1.1). If one owner dug out or filled their yard, that owner builds and maintains the wall (§28-305.2). A licensed survey settles the line. If the wall is about to fall, call 311.

Can a short wall in the Northeast Bronx still get a DOB violation?

Yes. Local Law 37 inspections apply only to walls 10 feet or taller fronting a public right-of-way, but any wall can draw a complaint and a violation if it is unsafe or was built without a required permit. Closing the violation means repairing to code, with a permit where one is needed, and filing the paperwork DOB asks for.
