Apartment buildings above tall stone retaining walls along a stepped street near the Harlem River in the West Bronx

Retaining Wall Repair Across the West Bronx Heights

Six of the twelve busiest retaining wall ZIP codes in New York, on the gneiss ridges between the Harlem River and the Grand Concourse. Most of the walls hold up apartment buildings.

NYC Retaining Walls is a licensed and insured retaining wall contractor providing retaining wall repair in the West Bronx for property managers, co-op and HDFC boards, building owners and institutions, from Highbridge and Mount Hope to University Heights, Morris Heights, Fordham and Bedford Park. No part of the city has more wall enforcement. Six of the twelve highest-ranked ZIP codes citywide are here, led by 10456 at #3 and 10457 at #5, and together those six hold 354 properties with an inspector-confirmed wall problem and 285 Local Law 37–cited lots since 2015, more than 40% of the Bronx totals (NYC Open Data).

Common retaining wall problems in the West Bronx.

  • A vacate order or Unsafe rating

An Unsafe wall has to be reported through 311, protected, permitted and corrected within 90 days. Vacate orders stay until the condition is fixed.

  • The 2024 report wasn't filed

The Bronx window closed December 31, 2024. Failure to file is $5,000 a year, and late filing adds $1,000 a month (1 RCNY §103-09).

  • A tall wall is bulging at the sidewalk

Walls that hold buildings above stepped streets bulge where water is trapped behind them. Anchors or a rebuilt section, to an engineer's plans, are the usual fixes.

  • The wall spans several lots

Long walls behind rows of buildings have several owners. On a common lot line the cost splits half each (Admin Code §28-305.1.1).

The West Bronx is built into the ridge.

The West Bronx climbs from the Harlem River up a series of Fordham gneiss ridges to the Grand Concourse, the same rock that forms the Riverdale ridge to the north. Apartment buildings were set into those slopes on cut rock and fill, and tall walls of rubble stone, brick and concrete hold the grade at the sidewalks, stairs and rear yards. That's the buyer the data shows: in 10452 (Highbridge and the Concourse) only 8% of permitted wall jobs were on one- to three-family homes, and in 10453 (Morris Heights and University Heights) 17% (NYC Open Data). The cost of an open condition is documented here. On January 10, 2024, a 150-foot section of wall on Anthony Avenue in Tremont–Mount Hope collapsed through an auto shop. Full vacate orders went to 1756, 1758 and 1760 Anthony Avenue, a partial vacate had been in place since November 23, 2020, and DOB said the owners never filed repair applications (Bronx Times).

For a property manager or board, our job is to turn the inspector's report or the violation into a permitted repair. We don't sign LL37 reports; we can connect you with an independent Qualified Retaining Wall Inspector, a New York–licensed PE, and build to that report and the engineer's stamped plans, with the DOB filing coordinated. Typical West Bronx scopes are repointing and resetting stone, opening or adding weep holes, tieback anchors into rock behind a bulging section, and rebuilding failed lengths in reinforced concrete. Where one wall spans several lots, we price each owner's share, and each owner files and pays its own $355 fee. Our guides to failure-to-file violations and what to do after a collapse cover the next steps, and the Bronx borough page covers the rest of the borough.

Why West Bronx owners call NYC Retaining Walls.

  • 01

    Retaining walls are the focus

Site visits, estimates and repairs here are about one thing: walls that hold back soil — how they're drained, footed, reinforced and filed.

  • 02

    Numbers on the first visit

Measured height, length and lean, a crack map and a DOB records check — not a guess from the curb.

  • 03

    A written, line-item price

Repair, stabilize or rebuild, priced side by side, with engineering and permit steps spelled out.

  • 04

    Licensed and insured

Licensed and insured for home improvement work in New York City, and we build to stamped plans when the code calls for them.

West Bronx retaining wall questions.

What does retaining wall repair cost for a West Bronx apartment building?

It's priced to the report's scope, and no Bronx-specific figure is published. Angi's New York City figure is $35 to $90 per linear foot. Our NYC working bands, national guides times the RSMeans NYC index of 129.1, rounded, are about $325 to $1,600 for minor repairs, $75 to $105 per linear foot for anchoring, $90 to $160 per linear foot to rebuild, and $450 to $970 for engineering. Height, rock and sidewalk protection move the price most.

Our West Bronx building has an Unsafe retaining wall. What happens next?

The inspector must notify DOB immediately through 311, and the owner must protect the public, start repairs and get a permit. The Unsafe condition has to be corrected within 90 days of the report, with extensions only by application, and the inspector files an amended report after the repair. Under the current rule, failing to correct carries $1,000 a month. We can start protection and engineering right away.

We never filed the 2024 Bronx LL37 report. How do we fix that?

Hire a Qualified Retaining Wall Inspector now and file. The Bronx window closed December 31, 2024, so the report is late, and under 1 RCNY §103-09 failure to file is $5,000 a year with $1,000 a month added for late filing. The inspector files within 60 days of the inspection, with the $355 fee. Any repairs the report requires then follow its rating.

Who pays for a retaining wall that runs behind several Bronx buildings?

Each owner pays its share. On a common lot line owners are jointly responsible, half each (Admin Code §28-305.1.1); a section wholly on one lot belongs to that owner, and the neighbors must allow access for repairs (§28-305.1.2). Owners can agree in writing to split it differently. A licensed survey settles the lines, and each owner files and pays its own LL37 fee.
